Florida Statute Changes Affect Condo Board’s Use Of Emails
Recent
changes to Florida condominium statute about e-mails. ???

The
changes that went into effect on July 1 of this year provide that
board members may communicate by e-mail but may not cast votes on
association matters by e-mail. This legislation codified most
people’s interpretation of existing law.
The
statute also was amended to provide that board members who attend
board meetings by telephone, real-time videoconferencing, or similar
real-time electronic or video communication means, may be counted
towards the quorum and can participate in the board meeting as if
they were physically present.
The
2014 changes do not permit board members to vote on matters by e-mail
or otherwise circumvent the open meeting requirements contained in
the Condominium Act; that is still a violation of statute.

Studying WiFi

I
have obtained a copy of the router that has been proposed by Comcast
as a business modem that can be placed in individual associations as
a business account to wi-fi the building. The interesting thing is
that that modem is the exact modem I have in my home. The signal from
that modem does not reach out very far from my unit. I cannot go
more than two (2) units away from mine and still receive a signal on
my laptop. Also, if my husband is listening to his radio stream and I
am trying to play a game, the speed drops tremendously.
Also
in having only one (1) modem per building, it means that everyone in
that building is using the same security access code. This means that
there are people that know how to access other computers via that
modem — so your computer is compromised.
Again
recently, I had to give my access code to the EMS when they came to
my apartment because they could not access their modem on their unit.
Wouldn’t it be nice if they could have their own access via the
Wi-Fi to access records they need to take care of us? I am thankful
that it was not a life-threatening emergency when they were called
and we had time to put the needed codes in their computer.

State's Deceptive and Unfair Trade Practices Act
Law
enforcement officers raided the offices of the Hoffman Law Group in
North Palm Beach last Wednesday. The firm has been under
investigation by the Florida attorney general's office for alleged
violations of the state's Deceptive and Unfair Trade Practices Act.
Homeowners were pressured into joining mass litigation lawsuits.
Homeowners paid a $6,000 retainer and $495 per month in "maintenance
fees" to be parties to the lawsuits, which have mostly
floundered in federal court. Some borrowers also allege they were
promised foreclosure defense by intake representatives at the firm,
but either never received it or were referred to another firm for an
additional cost.
Thank
goodness we have Dave Israel constantly scanning business records,
and turning away questionable offers, contractors, lawyers, etc.

It was Century Village in Deerfield Beach shooting
Authorities
are investigating after a resident at a South Florida retirement
community opened fire on his ex-wife and was then shot by Broward
Sheriff's Office deputies, sending the divorced couple to the
hospital, officials said. Deputies said they received a call about a
man with a gun chasing a woman through Century Village in Deerfield
Beach, in the area of Southwest 10th Street and South Military Trail,
Saturday around 1:30 p.m.

Previously,
there were closed meetings and reassurances 'I look after all your
pennies like they were my own!' +30 Seconds to look at figures.
The
Treasurer suggests we cover 53% of our required reserves, I would
like to see more. There can be plans to cover the whole amount
in 1, 2, or 3 years. For the fantasy nitwits - a lottery option, a
lawsuit/insurance scam option.
All the Delegates have fiduciary duty which is the highest standard of care at either equity or
law. A fiduciary is expected to be extremely loyal to the person to
whom he owes the duty. AND RESPONSIBLE.
UCO is leading the way with fiduciary responsibility, good business practices, and
prudent planning.

WELLINGTON
— Village council members plan to discuss Tuesday whether they want
to purchase the former executive golf course at the Wanderers Club
that’s been closed for six years.
The
former 40-acre course isn’t for sale on the open market, but
Wanderers officials have been interested in selling the property to
the village since at least February 2013.
That’s
when an appraiser hired by the Wanderers Club valued the land at
nearly $1.3 million — with the intent that at least 35 acres of it
be sold to the village for use as a passive park or open riding area
for nearby equestrian residents.
